• Provide a list of approved contractors
• Provide PQQ / OJEC support and co-ordination
• Issue tender documentation
• Issue tender report and recommendations
• Prepare contract documents and appoint contractor
• Facilitate transfer of maintenance contract
• Facilitate pre-start and on going meetings

Maintenance Contract Design And Management

Including:

• Day to day support and guidance
• Ensure LOLER inspection defects are addressed quickly
• Review contractor reports and information
• Analyse quotations to ensure best value and correct scope
• Manage the contractor to ensure service and responsiveness
• Hold regular review meetings
• Carry out spot checks to ensure high quality maintenance

Condition Reports

Carry out full lift condition report with recommendations and budget costing’s including:

• Analysis of design
• Assessment of condition
• Report on compliance with standards
• Review maintenance documentation
• Assessment of maintenance quality
• Statutory inspection information
• Provide a disabled access audit
• Assess the forward life of the equipment
• Provide a recommendation of future works
• Provide timescales and budgets for future works

Asset Register Compilation

Including:

• Carry out site surveys to all lift
• Assess condition of equipment
• Record the age and type of equipment
• Assess reliability and maintainability of equipment
• Review availability of spares
• Review H&S provisions
• Carry out DDA audit

Project Management And Cdm Co-Ordinator Duties

Including:

• Provide full CDM co-ordinator duties as required
• Check contractor’s drawings and product selection
• Provide regular site inspections
• Provide regular client updates or attend meetings
• Manage the financial account and issue payment certificates
• Witness test the completed installation
• Ensure all outstanding items are completed
• Check O&M manuals
• Manage the initial 12-month warranty period
